FACILITIES MAINTENANCE & CONTRACT ADMINISTRATION

The maintenance of your facility and common elements will be performed by contractors under contract to the Association. We will be authorized as your agent to direct the work of your contractors. Your Manager will bring a knowledge and expertise for maintaining your facilities with reasonable limits. The Manager will also know when it is appropriate to call on the related professionals, such as, engineers, arborists, horticulturists, general and specialty contractors.

Contract specifications and scope of work will be developed for all routine maintenance contracts. Periodic review of contractor performance will be performed to insure work is being performed in accordance with the specifications and scope. Our current facilities maintenance experience includes, but is not limited to, the following:

It is important that each contract provide that the contractor be insured and furnish a certificate of insurance that names the Association as additional insured with minimum limits established by Board of Directors directive. The contractor should carry general liability and workers compensation insurance.
